Custom email templates showing guidelines/invisible elements

Hello there, after many times trying to make it work, and no info about in internet i decided to post it.

 

When I try to add my own designed html template in whmcs email templates it appears with guidelines/invisible elements enabled even I disable and save. When I se the template I can se the guidelines again.

 

How can I avoid that..? In the html design this guides doesn't appear. So it's not code bug. it seems to be editor bug, so..how can I add the HTML directly..?
