You would have to have a killer business plan..... I tried with good credit for 50k and only 1 in 30 would even talk to me at all about it. I bought mine from a distressed seller back in Jul 06 for $9500 cash. 25% of annual revenue. They were desperate to get out of the hosting biz. However are you telling me a company is bringing in 800k a year and they are selling it off, not many companies do that, in fact i bet there are less than 100 companies doing that. So I would venture that they are probably a well known name and you shold be able to bring that to a bank as a secure and well known business opportunity.
